Evidence-based advocacy for density done well in Bronte.
A proposal for a part-4-storey, part-9-storey residential flat building comprising 100–120 apartments on land currently zoned R3 Medium Density Residential with a 9.5-metre height limit. Declared State Significant Development under the HDA pathway, bypassing Waverley Council as consent authority. With new fast-track planning powers under the Housing Delivery Authority Act, this project could move quickly through the system — making community input now more important than ever.

BCA is a community association representing residents in and around Bronte, in Sydney's Eastern Suburbs. We are planning-focused, evidence-based, and deliberately constructive.
We accept that Bronte will see more density. We support housing that respects the character of the area, the amenity of residents, and the environmental qualities that make Bronte worth living in. We do not oppose development — we advocate for development at an appropriate scale, assessed through a process that gives the community a genuine voice.

BCA presented at the joint precinct meeting alongside Waverley Council's Executive Manager of Strategic Planning, who briefed attendees on the SSD process and the 122–128 Hewlett Street development. The meeting provided an opportunity for residents to hear directly from Council planning staff and ask questions about the HDA pathway and what it means for the community.
The Bronte Community Association is now formally incorporated under the NSW Associations Incorporation Act 2009.
